The Buying Process

​

Buying is a conversation that may happen over a number of weeks. During the viewing process you will engage in an ongoing dialogue as your knowledge of the market and market characteristics expand. What area most interests you? What is your price range? What features could you live with or not live without? As we progress through some showings, I will help to streamline your search. The central factor for most of my clients is a focus on value. For many, a home is the biggest purchase they will ever make, and making an astute purchase may pay dividends. Other factors may also play a part in this decision process. Do you go away for long periods? Then perhaps the security of a concierge is for you. Are you looking for space? Then perhaps a suburban or Rural property is the answer. Perhaps you are looking for pure income and so a commercial property fits the bill. The conversation begins with your goal. What do you want to get out of your next purchase, how much do you want to invest, and where. From then on we narrow the focus until you find the right location for you. 

The Selling Process

When it comes time to sell your home, our conversation begins with a market assessment and walk through to assess timing and factors that may affect the sale. I'll bring members of my team to assess your home for staging and evaluate whether upgrades may favour a faster or more beneficial sale. Generally upgrades should be done if they are projected to make a better than 3 to 1 return. Pictures and a marketing package and strategy will follow before your home finally goes to market. Market conditions will generally dictate the length of time your home will take to sell. Once a Buyer is engaged, I will work to ensure you the optimum outcome at the negotiating table. Following the closing, I will remain available for any questions you might have with regards to maintaining or managing your property. I am here to help.
